Moving In or Out of a Gold Coast High-Rise: Lifts, Loading Docks and Body Corporate Rules

Updated October 2026 · Move Mate Movers, Arundel

On the Gold Coast, the hardest part of an apartment move is usually getting from your front door to the truck. In a tower, everything goes through one goods lift, one loading dock and one set of building rules, often at both ends of the move. Get those right and the move runs smoothly. Get them wrong and you pay for a crew waiting in a corridor.

This guide explains how high-rise moves work on the Gold Coast, what your building will ask for, and the questions to sort out before you book. For everything included in an apartment move, see our home and apartment removals service.

The Gold Coast Is an Apartment City (in Places)

Across Queensland, only about 1 in 8 homes is a flat or apartment. In the Gold Coast's coastal and central suburbs it's very different:

Suburb (2021 Census, ABS) Flats or apartments, % of occupied dwellings
Main Beach 89.2%
Surfers Paradise 81.2%
Biggera Waters 59.9%
Southport 54.6%
Labrador 31.4%
Queensland 12.5%

So if you're moving in Main Beach, Surfers Paradise, Southport or along the Broadwater, you're more likely than not moving an apartment, and the building is part of the plan.

Step 1: Read Your Building's Rules (Both Buildings)

In Queensland, most apartment buildings are run by a body corporate with by-laws that control how common property, such as lifts, foyers, corridors, the car park and the loading dock, can be used. Moving furniture through those areas is usually covered by the by-laws or by house rules set by building management. Ask your building manager or body corporate for the rules on:

Do this for both buildings. Moving from one tower to another means two sets of rules and two bookings that need to line up.

Step 2: Book the Lift and Dock, Then Book the Movers

Your removalist can't book your building's lift for you; building management controls it. The right order is:

  1. Ask building management which dates and times are available at both addresses.
  2. Check our availability for a time that fits both windows.
  3. Book the lift and dock at both buildings and send us the confirmed slots.
  4. Book your move with a $100 deposit. Rescheduling has no change fee, subject to availability, which helps if the building changes your slot.

Step 3: Check the Dock Height and the Truck

Basement docks and car park entries often have height clearances that limit which trucks can enter. If the truck can't get into the dock, it parks on the street, and every item travels further. We run 6, 8 and 10-tonne trucks and choose one to suit both your load and the dock. Ask building management for:

Step 4: Measure the Lift (and the Big Furniture)

The goods lift sets the size limit for everything you own. Measure:

If something won't fit, tell us before moving day. Some items can be dismantled. Others may need to be planned differently, and it's much better to know in advance.

Step 5: Plan the Parking If There's No Dock

Some low-rise and older buildings have no dock at all. Then the truck needs a legal place to stop:

Send us your exact address and we'll work out the legal loading point. Our Southport removalists page covers the light-rail rules in detail.

Step 6: Get the Pricing Right

Apartment moves are mostly about time. Our rates are $143 per hour including GST for two movers and a truck, a 2-hour minimum ($286), a compulsory call-out fee based on your suburb and distance from our Arundel depot, $44 per flight of stairs, and extras for pianos, pool tables and marble items. Packing and wrapping are included at no extra service charge.

Examples (arithmetic only, not quotes):

What adds hours: a lift that isn't held for you, a long carry from a street-parked truck, swipe cards that don't work, and unpacked boxes.

Step 7: Moving Day in a Tower

Five Common High-Rise Moving Mistakes

  1. Booking the movers before the lift. If the building can't give you that day, you'll be rescheduling. Lift first, movers second. Rescheduling with us has no change fee, subject to availability.
  2. Only booking one end. The new building has rules too. A booked lift at the old tower doesn't help if the new one won't let you in until 2 pm.
  3. Forgetting the car park height. A loading dock under a low car park entry may be out of reach for a large truck. Get the clearance in writing.
  4. Leaving the access cards with the agent. The crew needs the dock, lift and floor access for the whole move. Collect the cards the day before.
  5. Not measuring the balcony furniture. Outdoor settings, pot plants and BBQs are often forgotten. They go through the same lift.

Frequently Asked Questions

Do I book the lift or does the removalist?

You do, through building management or the body corporate. Book it at both buildings and send us the confirmed times so we can plan the crew and truck around them.

What if my building only allows moves at certain times?

We're open 24 hours, 7 days. Tell us your building's permitted window and we'll book a time inside it, subject to availability.

My building wants the removalist's insurance details. Can you provide them?

We hold Public Liability insurance for property damage, subject to policy terms and exclusions. Ask us for the policy details your building needs.

What if my sofa doesn't fit in the lift?

Measure it against the lift and tell us before moving day. Some items can be dismantled. We'll talk through the options before the day, not on it.

Can a removalist truck fit in my building's loading dock?

It depends on the dock's height clearance. Ask building management for the clearance and send it to us. We run 6, 8 and 10-tonne trucks and choose one to suit the dock and load.

How much does an apartment move cost?

$143 per hour including GST for two movers and a truck, with a 2-hour minimum ($286), plus a compulsory call-out fee and any extras. Most of the time on an apartment move is lift and carry time, so planning access saves money.

Is packing included?

Packing and wrapping are included at no extra service charge with your booked move. Confirm the scope and materials before moving day.

Planning a High-Rise Move?

Send us both addresses, floor levels, lift sizes, dock details and your building's moving hours. We'll plan the crew, truck and timing around your building and give you the full price before you book.
